What the HOA covers
The community information lists the following association expenses:
- Property insurance for the association
- Management company fees and accounting
- Water and sewer
- Maintenance allocations
- Common-area electricity and natural gas
- Contract cleaning and trash removal to the curb; city disposal fees are included in owner property taxes
- Alarm maintenance and monitoring
- Roof inspections and minor repairs
- Quarterly HVAC maintenance for common areas
- Service for cloud storage of security camera activity
- Elevator emergency phone
- Common-area light inspections, including emergency fixtures, and bulb replacement
- Management postage and office supplies

Owner responsibilities and insurance
Homeowners need to carry an HO-6 insurance policy, also known as a condo policy.
Owners are responsible for insuring their personal belongings. Contact management for the current insurance requirements and provide proof of coverage as required by the governing documents.
Before choosing coverage, ask your insurance agent to review the association’s master policy and governing documents, including interior coverage, personal liability, loss assessment coverage, and deductibles.
