We are committed to providing you with the timely and accurate information needed for a successful closing. To request an official HOA Closing Package, please complete the secure online form located at the bottom of this page.  You can also submit your payment below.

 

Our Closing Package Includes: The standard package provides all necessary documentation, including:

 

  • Current Owners Statement: A statement of the seller's current account balance, including any outstanding dues, violations, fines, or special assessments.

 

  • Dues & Assessment Information: Confirmation of current assessment amounts and any pending special assessments.

 

  • Community Governing Documents: A copy of the CC&Rs, Bylaws, and Rules & Regulations can be found on this website, going to the Community Pages tab at the top of the page, selecting the specific community, and clicking on the "Documents" tab. Also, be sure to check out the rules, policies, and procedures tab as well. 

 

Fees & Turnaround Options

Please review the following options and select the appropriate service type on the request form below. All fees are collected below for us to start the document process. 

 

Standard Service: $100

 

This service is for all standard requests. Please select this option if your request is submitted at least two (2) business days prior to needing the documents. The completed package will be delivered to you via email.

 

Rush Service: $200

 

This expedited service is available for urgent requests. Please select this option if you require the completed package within two (2) business days of your submission. We will prioritize your request to ensure timely delivery.

 

Final Step: After Closing

To finalize the transfer of ownership in our records, please email a copy of the final, recorded Warranty Deed to info@SRealtyNow.com within five (5) business days of the closing. This critical step ensures the new owner is registered correctly for all future dues and community communications.

Information for Buyers and Buyer's Agents

 

Welcome to the community! We look forward to having you as a resident.

 

1. Receiving Community Information: To maintain data privacy and ensure a single, accurate source of information, we provide all documents and correspondence directly to the homeowner or their listing agent. Buyer's agents should request all community documents and information directly from the listing agent.

 

2. After You Close: Once the sale is complete, you will need to register with us as the new homeowner. Your closing attorney should send us the recorded deed, but we also encourage you to visit the community page on our website and look for a "New Homeowner Registration" link. This will ensure you:

 

  • Receive important community announcements.

  • Gain access to the homeowner portal.

  • They are set up correctly for paying dues.

  • Receive information on obtaining amenities access (e.g., pool keys, gate remotes).

To ensure a smooth and efficient closing process for sellers, buyers, and closing attorneys, we have outlined the necessary steps and provided access to key information below. Our goal is to facilitate a seamless transition for everyone involved.

 

Information for Sellers and Listing Agents

 

As the seller or listing agent, your role is to provide prospective buyers with essential community information during the due diligence period.

 

1. Accessing Governing Documents: All publicly available community documents can be found directly on our website. These typically include:

  • Covenants, Conditions & Restrictions (CC&Rs)

  • Bylaws

  • Community Rules & Regulations

  • Architectural Design Guidelines

 

How to find them: Navigate to the Community Pages tab at the top of the page, select the specific community, and click on the "Documents" tab. We highly recommend downloading these documents and having them ready for buyer inquiries.

 

2. Pre-Listing Inquiries: If you have specific questions about dues, special assessments, or other non-public information before listing the property, please contact us at info@SRealtyNow.com. We are happy to provide you with this information. 

 

3. Once Under Contract: Please ensure the Closing Attorney or Title Company handling the transaction is aware of our process. Direct them to this page and instruct them to follow the steps in the "For Closing Attorneys" section below to officially order the HOA Closing Letter and Resale Package.
