What HOA dues cover
  • Roofs and exterior maintenance, including painting and gutters
  • Gutter cleaning when the vendor can access your patio
  • Parking lots and common areas
  • The community pool

Owner additions are excluded. Contact management to confirm responsibility for a particular repair.

Homeowner responsibilities and trash

The community information identifies the following as homeowner responsibilities:

  • Fences, outside water faucets, and items inside the unit
  • Additions, including enclosed patios and the roofs or gutters on those additions
  • Keeping patio areas clean

Keep personal items out of common areas. Keep trash and recycling containers behind the property with lids. Bag trash and place it inside a covered trash can.

Homeowner insurance

The community information calls for an HO-3 homeowners policy covering the property inside and out, and states that the association carries liability insurance for common areas.

Ask management and your insurance agent to confirm the coverage and the exact designation required for the association on your policy.

Annual meetings and assessments

The annual meeting is usually held online in October or November. Check the current meeting notice for the confirmed date and participation instructions.

Refer to the governing documents and meeting notice for quorum, voting, assessment changes, and amendment requirements. Contact management for help finding the applicable provisions.

Buying, selling, and transfers

Visit the Buying/Selling page for closing instructions and document requests. Confirm the current transfer fee with management before closing.

Rental registration

Owners must provide tenant contact information, a complete signed lease, and confirmation that tenants received the community policies and procedures.

Tenants will not receive pool access until the required documents are provided. Owners remain responsible for association assessments.

Pool access and rules

Pool hours: 9:30 a.m. to 9:30 p.m.

Pool gate access uses a smartphone app and a Bluetooth-enabled device. Contact management for access assistance.

Children under 16 must be accompanied by an adult 18 or older. Residents 18 or older may bring up to three guests and must supervise them. Residents under 18 need a homeowner or parent present to bring guests.

No pets, glass, running, horseplay, or loud music. Wear proper swim attire; babies must wear leak-proof swim pants. Keep the gate closed and secure it when leaving.
